Checkatrade puts a typical 10 m² porcelain kitchen floor at £600–£1,300, including tiles, materials and labour (2026). Porcelain floor labour is £30–£60 per m².
When quoting, decide whether you're tiling under the units or up to them, check the floor for level and movement, and price prep and moving appliances as separate lines.
Kitchen floors look straightforward: one open area, usually porcelain. The questions that change the price are what's under the units, what state the floor is in, and how much of the kitchen stays in use while you work.

Questions to answer at the survey
- Under the units or up to them? In a new kitchen, tiling the whole floor before the units go in is simpler and gives a level base for the units. In an existing kitchen, you're usually tiling up to the plinths, which means more cuts.
- What's the subfloor? A concrete slab, screed or timber. Timber floors need to be stiff and are usually boarded first.
- Is it level? Check with a straightedge, especially for large-format tiles. See floor preparation prices.
- Underfloor heating? Check the type and the manufacturer's tiling requirements.
- Appliances and doors: who moves the cooker and fridge, and will doors need trimming to fit the new floor height?
- Thresholds: how the floor meets the next room.
Worked example: a 10 m² kitchen floor
| Line | Working | Using the published ranges |
|---|---|---|
| Labour | 10 m² × £30–£60 | £300–£600 |
| Tiles (mid-range) | 11 m² with 10% wastage × £35 | about £385 |
| Adhesive, grout etc. | 10 m² × about £10 | about £100 |
| Levelling, if needed | 10 m² × £6–£30 | £60–£300 |
| Total before levelling | about £785–£1,085 |
That sits inside Checkatrade's £600–£1,300 range for a 10 m² kitchen. At 8–12 m² a day it's roughly a day's tiling, plus grouting and any prep. If £300 for a full day is below your day rate, use the top of the labour range or set a minimum charge.
